Luxury Homes in Waterloo Region (2026): The Most Exclusive Neighbourhoods in Waterloo, Cambridge and Kitchener

Updated October 2026 · Kevin Amorim, Real Estate Salesperson, RE/MAX Real Estate Centre Inc., Brokerage

I'm Kevin Amorim, a real estate salesperson with RE/MAX Real Estate Centre Inc., Brokerage, in Kitchener. A lot of the best homes in Waterloo Region are hidden behind trees on streets most locals have never driven down. I've toured them on my YouTube channel, and this is where the money is, with real sales and a great alternative near each one.

Here's the short answer:

  • Most exclusive in Waterloo: Country Squire, with custom homes on 1 to 3 acres inside city limits
  • Water views: Kiwanis Park, where the north side of River Oak Place overlooks the Grand River
  • Big lots near the city centre: the estate streets of Colonial Acres, like Manorwood Court and Old Stone Road
  • Architecture: Maple Hills, with mid-century homes on big treed lots
  • Most luxurious in Cambridge: Blair, with custom homes on 1 to 2 acres two minutes from the 401
  • Heritage: West Galt, with renovated 1800s and early-1900s homes steps from the Grand River
  • In Kitchener: Pioneer Tower West and Deer Ridge, the executive area closest to the 401 and Pearson

Waterloo

Country Squire: the most exclusive address in Waterloo

You're inside the city, 10 minutes from Uptown Waterloo and 8 minutes from the expressway, near RIM Park and Grey Silo Golf Course, but the lots are 1 to 3 acres and surrounded by the Grand River and green space. There are no sidewalks, you can't park on the streets, and there's almost no traffic. Homes run from about $1.8 million to $5 million and more. When I filmed, a home built in 2021 of nearly 5,700 square feet, with five garage spaces, a pool and a half basketball court, sold for over $4.6 million.

Kiwanis Park: water views

The second most exclusive area in Waterloo, around River Oak Place, where homes ran from about $2.5 million to over $5 million. On the north side of River Oak Place you overlook the Grand River, and homes on the other streets back onto a pond. Kiwanis Park itself has an outdoor pool and volleyball courts. One stone, English-style home of nearly 10,000 square feet on almost an acre, with six bedrooms, ten bathrooms and parking for seven cars, sold for over $5 million.

The alternative: a five-bedroom of about 2,400 square feet with a double garage sold for just under $1 million.

Colonial Acres: big lots near the city centre

Close to Conestoga Mall, the streets that give Colonial Acres its name, including Manorwood Court and Old Stone Road, have quarter-acre to one-acre lots and homes from about $1.5 million to $3 million. Manorwood Court is my favourite: it has sidewalks and feels more manicured. East of it, there are no sidewalks and it feels like you're in the country. When I filmed, a custom four-bedroom of about 4,100 square feet on a 160-by-160-foot lot had sold there.

The alternative: around the corner, a 1980s three-bedroom of about 2,200 square feet with a double garage on a 55-by-160-foot lot sold for just under $1 million.

Maple Hills: architecture on hidden, treed lots

Maple Hills, between Erb Street West, Fischer-Hallman Road and University Avenue West, is heavily treed and easy to miss. Most homes date from the 1960s, on big lots. When I filmed, a 1966 mid-century modern home in the spirit of Frank Lloyd Wright, with a 167-foot frontage on just under half an acre, sold for around $2.5 million.

The alternative: a short walk away, a four-bedroom of about 2,200 square feet with a double garage sold for about $1.05 million to $1.1 million.

Honourable mentions

Regal Place in the northwest corner of Waterloo, with homes from about $2 million to $3 million, and Westmount, which straddles Waterloo and Kitchener. I find the Kitchener side of Westmount slightly nicer. See the best neighbourhoods in Waterloo for the full tier list.

Cambridge

Blair: the most luxurious area in Cambridge

Blair is a two-minute drive from the 401, beside the Grand River and near the city limits, so there's less development around you and more privacy. On streets like Fallbrook Lane, homes are custom builds from around 2010 on 1 to 2-acre lots: bungalows of about 3,000 square feet and two-storeys of 3,500 to nearly 5,000. They rarely change hands. The most recent one I covered, a four-bedroom of nearly 5,000 square feet, sold for around $3.5 million.

Fiddlesticks: wooded and private

On the east side of Fiddlesticks, around Deerpath Court, homes are completely surrounded by trees and very private, yet close to everything. They run from about $1.5 million to $3 million and up. When I filmed, a raised bungalow of about 5,100 square feet with five bedrooms on a 183-by-250-foot lot sold for around $3.2 million.

The alternative: in the same neighbourhood, a three-bedroom of about 1,700 square feet with a double garage on a 60-by-105-foot lot sold for around $825,000.

West Hespeler: big lots by the 401

On the west side of Hespeler, homes from the 1990s and early 2000s sit on big lots with less tree cover, and you're right by the 401 if you commute. They run from about $1.5 million up. A home of almost 3,000 square feet with a triple garage on a 175-by-262-foot lot sold for around $1.7 million.

West Galt: heritage homes with a European feel

West Galt is probably my favourite neighbourhood in Cambridge. Most homes date from the late 1800s and early 1900s and have been well renovated, many with laneways out back from before there were cars. You can walk to the Cambridge Mill and Melville Cafe on the Grand River, and film crews shoot here often. A home of nearly 2,000 square feet with a three-car garage off the back laneway sold for around $1.6 million. If you'd rather have a condo, the Gaslight District has one-bedrooms from around $450,000 and two-bedrooms near $600,000.

The largest homes in Cambridge sit just outside it: custom estates on anywhere from 3 to 100 acres. More in the best neighbourhoods in Cambridge.

Kitchener: Pioneer Tower West and Deer Ridge

Kitchener's executive area is on the south side along King Street East, which runs straight to the 401, and it's the closest Kitchener neighbourhood to Pearson airport. You're on the Grand River with Deer Ridge Golf Club in the middle. Most homes date from the mid to late 2000s. A 2014 home of nearly 2,500 square feet sold for about $1.1 million, and a 3,500-square-foot home with a triple garage sold for about $1.9 million. Public school students are bused to Cambridge, so many families here choose private schools. More in the best neighbourhoods in Kitchener.
