Buying a Home in Guelph, Ontario: Neighbourhoods, Prices and the Real Pros and Cons (2026)

Updated October 2026 · Kevin Amorim, Real Estate Salesperson, RE/MAX Real Estate Centre Inc., Brokerage

So you're thinking about Guelph. It's one of the first cities people look at when they want out of the GTA but still need to get back for work or family, and I get a lot of questions about it from buyers who watch my videos.

I'm Kevin Amorim, a real estate salesperson with RE/MAX Real Estate Centre Inc., Brokerage, based in Kitchener. I help buyers across Kitchener, Waterloo, Cambridge and Guelph, and I've broken Guelph down on my YouTube channel, from its best neighbourhoods to how it compares with Kitchener-Waterloo.

Here's the short answer: the average home in Guelph sold for about $779,000 in August 2026. Most families look in the south end, where detached homes in the best-known neighbourhoods run from the high $700Ks to about $1.2 million. You get a beautiful historic downtown, lots of green space and an easy drive to the 401. The trade-offs are higher property taxes than Kitchener, more traffic and no light rail.

What homes cost in Guelph

Across all home types, the average sale price in Guelph was about $779,000 in August 2026 (OnePoint Association of REALTORS®). For comparison, the September 2026 averages were $646,426 in Kitchener, $697,453 in Cambridge and $775,276 in Waterloo (Cornerstone Association of REALTORS®).

So Guelph costs about the same as Waterloo and more than Cambridge or Kitchener. If price is your main deciding factor and you need the 401, Hespeler in Cambridge is about the same drive to Pearson airport as Guelph's south end, for less money.

The best neighbourhoods in Guelph

These are the areas I'd look at first for a family. Prices are from my 2025 neighbourhood breakdown, so treat them as ranges, not quotes.

The pros of living in Guelph

  • Location. Close enough to commute to the GTA, with Kitchener-Waterloo and Hamilton both under an hour away.
  • Safety. In Statistics Canada's 2025 data, the Guelph area's Crime Severity Index was 57.8, well below the national 75.0 (Statistics Canada).
  • Schools. Public and Catholic schools in English and French across the city, plus the University of Guelph, best known for its veterinary college.
  • Downtown. The Basilica of Our Lady Immaculate overlooking the city, limestone buildings everywhere, and a farmers' market that has run since 1827. Guelph kept its old buildings far better than Kitchener or Waterloo did.
  • Green space. Two rivers, the Speed and the Eramosa, run through the city, with parks like Riverside, Exhibition Park and the University of Guelph Arboretum.

The cons of living in Guelph

  • Growth pains. Guelph has grown fast, and the roads and traffic show it. It's busier to drive across than Kitchener-Waterloo.
  • Transit. There's no light rail like Kitchener-Waterloo's ION, and buses run less often outside rush hour. Unless you live downtown, plan on a car.
  • Property taxes. Guelph's 2026 residential rate is about 1.49%, against about 1.41% in Kitchener. On a home assessed at $500,000, that's roughly $7,470 a year in Guelph against $7,030 in Kitchener, about $440 more (WOWA).
  • One emergency department. Guelph General is the city's only hospital with an emergency department, and emergency waits can be long.

Guelph or Kitchener-Waterloo?

I'm based in Kitchener and I know both cities well. Choose Guelph if you want a historic downtown, rivers and parks, and a south-end home close to the 401. Choose Kitchener-Waterloo if you want lower prices, lower property taxes, the ION light rail and quicker drives across town on the expressway. If you're on a tighter budget and need the 401, compare Guelph's south end with Hespeler in Cambridge.
