The Best Neighbourhoods in Cambridge, Ontario (2026): Where I'd Buy at Every Price
I'm Kevin Amorim, a real estate salesperson with RE/MAX Real Estate Centre Inc., Brokerage, in Kitchener. I've lived in Waterloo Region for 30 years, I've helped families from the GTA buy in Cambridge, and I've ranked every Cambridge neighbourhood on my YouTube channel. This is where I'd tell a family to buy today, with the trade-offs nobody puts in a listing.
Here's the short answer:
- Best overall: Blair Road, on the Grand River a few minutes from downtown Galt, with big lots and protected land around it
- Walkable and historic: West Galt, west of the Grand River from downtown Galt
- Commuting to the GTA: Hespeler Village and East Hespeler, the closest neighbourhoods to the 401
- New construction: Westwood Village, Moffat Creek and the west side of Maple Grove
- Nature and quiet streets: Fiddlesticks, which takes in Shades Mill and Clemens Mill
- Luxury: Blair, and the executive homes on half-acre to 2-acre lots in east Maple Grove
- Skip if you're a family: Preston Heights, Alison and the southeast corner of Preston South, which have more crime than the rest of the city (they can still work for investors)
Cambridge's average sale price across all home types was $697,453 in September 2026, down 4.1% from a year earlier, between Kitchener at $646,426 and Waterloo at $775,276 (Cornerstone Association of REALTORS®). The sales below come from my neighbourhood videos, so use them as a guide to how each area prices, not as today's list prices.
One honest trade-off before you start: most Cambridge schools rate between 5 and 7 out of 10, lower than in Kitchener and Waterloo. If schools come first, compare with the best neighbourhoods in Waterloo and the best neighbourhoods in Kitchener.

Blair Road: my favourite, about $750K to $1.2M
Blair Road runs along the Grand River just north of downtown Galt. Most homes are 1960s, 70s and 80s bungalows, back-splits, side-splits and two-storeys on big lots, with some newer homes from the 1990s and 2000s.
When I filmed, a three-bedroom bungalow of just over 1,100 square feet on a 70-by-115-foot lot sold for about $750,000, and a beautifully finished four-bedroom of 2,200 square feet on a 129-by-171-foot lot with no rear neighbours sold for about $1.2 million.
What makes it special is what's around it. The Walter Bean Trail, part of the Grand River Trail, runs right through, and the rare Charitable Research Reserve protects more than 900 acres along Blair Road, next to Grand River Conservation Authority lowlands, so a lot of the land around it is protected from development. Langdon Hall is next door, and downtown Galt is a 3 to 4 minute drive. There's no shopping inside the neighbourhood. Schools include Blair Road Public School and Galt Collegiate Institute, rated 5.0 and 5.9 when I filmed.
Westwood Village: new construction next to Blair Road
Just west of Blair Road, Westwood Village is a brand-new community with several builders, including Ridgeview Homes, one of the best builders in Ontario in my opinion. A lot of the townhouses here are freehold, with no condo fee and no POTL fee, which is rare for new construction.
When I filmed, a three-bedroom Ridgeview freehold townhouse of just over 1,500 square feet resold for about $750,000, and a four-bedroom end unit of nearly 1,900 square feet sold for just under $850,000. The new park has a playground, skate park, basketball courts, a pavilion and washrooms. A new public school is planned. Until it opens, kids go to Blair Road Public School and Galt Collegiate Institute.
Hespeler Village and East Hespeler: the commuter pick
Hespeler is the most easterly part of Cambridge and sits right on the 401, with several on-ramps. From Hespeler, Pearson airport and Mississauga are about 45 minutes away in light traffic, and longer at rush hour. From the south end of Cambridge, Pearson is closer to an hour.
Downtown Hespeler has boutique shops and restaurants and the Speed River, where canoeing is popular. Homes near the core date from the late 1800s and early 1900s, most of the area is 1970s and 80s, and the east side is mostly 2000s. Older streets have 60 to 70-foot lots, newer ones 30 to 40 feet. When I filmed, a move-in-ready three-bedroom of nearly 1,600 square feet sold for just under $770,000, and a 1987 four-bedroom of about 2,600 square feet on a 50-by-110-foot lot sold for about $1 million.
East Hespeler is where clients of mine moving from the GTA recently bought. It's about the same drive to the GTA as the south end of Guelph, and you pay less. Schools include Hespeler Public School (6.5 when I filmed) and Jacob Hespeler Secondary School (5.5).
Fiddlesticks: Shades Mill and Clemens Mill, about $870K to $1M+
Fiddlesticks, on the east side, is one of the safest and most family-friendly parts of Cambridge, with a lot of green space. Shade's Mills Conservation Area has a long sandy beach and beach volleyball, and because it's a conservation area, nothing will be built there. Most homes are 1980s and 90s double-garage detached homes on wide lots, often 1,800 to 2,700 square feet.
When I filmed, a 1987 four-bedroom of nearly 2,300 square feet on a 60-by-140-foot lot that needed some work sold for $870,000, and a 1991 home of nearly 2,800 square feet, renovated top to bottom, sold for just over $1 million. You have a No Frills and a Zehrs close by. Schools are the weak spot: Clemens Mill Public School was rated 5.0, Manchester Public School 4.2 and Galt Collegiate Institute 5.9.
West Galt, Blair and the luxury end
- West Galt, west of the Grand River, is one of my top picks. You can walk to downtown Galt, homes are mostly from the 1920s to 50s, and some streets look like a movie set.
- Blair is the most luxurious area in Cambridge and almost a village of its own, two minutes from the 401, beside the Grand River and Langdon Hall. Homes run from the Victorian era to new estate homes. When I filmed, a 1965 home on nearly half an acre sold for just over $1 million.
- East Maple Grove has executive homes on half-acre to 2-acre lots with easy 401 access. The west side of Maple Grove is new: townhouses, stacked townhouses and detached homes.
Where I wouldn't buy as a family
Cambridge is a safe city overall, but some areas have noticeably more crime. Preston Heights is one of them, though it's next to the 401 and Conestoga College, and when I filmed, a four-bedroom freehold townhouse there sold for $500,000, a strong rental for an investor. Alison, in the southeast, has 1950s to 70s bungalows and splits with side entrances that suit duplex conversions. In Preston South, the southeast corner is the part to avoid. Downtown Galt is my favourite downtown in the region, and it also has the highest crime rate in Cambridge. East Galt changes street by street.
How to choose
- Commuting to Toronto or Pearson? Hespeler Village or East Hespeler. My guide to moving to Kitchener-Waterloo from Toronto compares commutes across the region.
- Want new? Westwood Village, Moffat Creek or west Maple Grove.
- Want walkable and historic? West Galt or Blair Road, near downtown Galt.
- Want nature? Fiddlesticks, next to Shades Mill.
- Tightest budget? Preston North, north of the train tracks, or a freehold townhouse. My first-time buyer guide covers the programs that cut your costs.
Every street is different, which is why I walk through these neighbourhoods on video. What it's like to live in Cambridge
Cambridge is really three towns, Galt, Preston and Hespeler, joined in 1973, and each still has its own downtown. I rank Galt first: it kept its limestone buildings and churches and makes the most of the Grand River, and film crews shoot there often. Hespeler comes second and Preston third. The 401 crosses the north end, and the city is long from north to south, so where you live changes your commute by about 20 minutes.
