Kitchener vs Waterloo vs Cambridge: Which City Should You Buy In? (2026)

Updated October 2026 · Kevin Amorim, Real Estate Salesperson, RE/MAX Real Estate Centre Inc., Brokerage

I'm Kevin Amorim, a real estate salesperson with RE/MAX Real Estate Centre Inc., Brokerage, in Kitchener. If you're moving to Waterloo Region, the first decision is which of the three cities to buy in. I've ranked every neighbourhood in all three on my YouTube channel, so here's the honest comparison.

Here's the short answer:

  • My overall pick for putting down roots: Kitchener-Waterloo, for schools, universities, highways and transit, and the most choice. Cambridge wins on location if you commute to the GTA.
  • Best value right now: Kitchener. It has the lowest average price of the three, prices fell the most over the past year, and it has the lowest property tax rate.
  • Best schools: Waterloo. Its Laurelwood neighbourhood has some of the highest-rated schools in the region, and prices have held up best. It's also the most expensive.
  • Best for driving to the GTA: Cambridge. Hespeler sits right on the 401, and Galt has my favourite downtown in the region. Schools rate lower and the tax rate is the highest of the three.
  • Best for the GO train: Kitchener, which has GO train service to Toronto.

Kitchener: the most choice and the best value

Kitchener is the biggest of the three cities, so you get the widest range of homes and prices. Prices have also come down the most: the average sale price was $646,426 in September 2026, down 11.3% from a year earlier. Kitchener GO station has trains to Union Station, and the fastest express trips take about 1 hour 35 minutes. The ION light rail connects downtown Kitchener with Uptown Waterloo.

My picks: Heritage Park and Rosemount for value, Forest Heights for schools, Idlewood as my favourite, and Pioneer Tower West if you need to be closest to the 401 and Pearson. The full list is in the best neighbourhoods in Kitchener.

The trade-off: school quality changes a lot from one neighbourhood to the next, so check the boundaries before you buy.

Waterloo: the best schools, at a premium

Waterloo is a university and tech city, home to the University of Waterloo and Wilfrid Laurier University. It's the most expensive of the three, with an average sale price of $775,276 in September 2026, and the only one where prices rose over the past year, up 2.4%.

The schools are the reason families pay more. In Laurelwood, my favourite Waterloo neighbourhood, Laurelwood Public School was rated 9.2 out of 10 when I filmed. Eastbridge is best for kids in sports because RIM Park is minutes away, Beechwood has community pools and tennis courts, and Vista Hills has the new construction. See the best neighbourhoods in Waterloo.

The trade-off is price, and Waterloo is the farthest of the three from the 401, so it suits people who work locally or in hybrid roles.

Cambridge: the commuter's city

Cambridge is really three towns, Galt, Preston and Hespeler, and each has its own downtown. The 401 crosses the north end. From Hespeler, Pearson airport is about 45 minutes away in light traffic, and from the south end of the city it's closer to an hour. The average sale price was $697,453 in September 2026, down 4.1% from a year earlier.

My picks: Blair Road for big lots on the Grand River near downtown Galt, Hespeler Village and East Hespeler for commuters, Fiddlesticks for nature, and Westwood Village for new freehold townhouses. See the best neighbourhoods in Cambridge.

The trade-offs: most Cambridge schools rate between 5 and 7 out of 10, lower than in Kitchener and Waterloo, and its tax rate is the highest of the three, about $530 a year more than Kitchener on a $500,000 assessment.
